Buildings, building age and proximity to water dictate which species dominate. Here are our 19 boroughs, grouped into 5 service zones.

4 boroughsMontréal’s climate sets the schedule
From the April thaw to the deep cold of January, each season pushes a different species indoors. Knowing when to act avoids the emergency.
Spring
At the thaw, carpenter ant queens swarm from the mature trees of Mount Royal and the wooded sectors of the west. The first workers appear in the kitchens of Plateau triplexes, and queen wasps start their nests under the eaves.
Carpenter ant swarmingSummer
The peak of the year. Wasp colonies reach their maximum in August, carpenter ants work the wood at night, and the July 1st moves make bed bug reports explode from one apartment to the next. The heat wave drives cockroaches out of the ducts.
Yearly peak · all pestsFall
Cool nights push mice and wood mice to look for warmth: they enter through foundation cracks in Ahuntsic and Pierrefonds. Raccoons settle into attics, and the last wasps, deprived of food, become noticeably more aggressive.
Rodents move inWinter
Cozy inside the walls, rats and mice breed sheltered from the cold. Cockroaches persist in heated high-density buildings and bed bugs have no off-season.
Breeding undercoverThree very Montréal realities
What the island’s geography and calendar impose on its residents, and why a local exterminator works differently.
Lyme disease has reached the island
Cases of Lyme disease acquired in the Montréal region are reported every year (19 in 2023, 60 in 2025). Habitat management around the edges of residential lots is becoming a real issue.
National moving day
Every July 1st, thousands of households change address on the same day. Mattresses and sofas left on the sidewalks become perfect vectors: an infestation crosses a whole building in a few weeks of July.
Water and the underground as highways
The St. Lawrence River and the Rivière des Prairies feed the humidity that carpenter ants love, while the tunnels of the underground RÉSO link downtown.
Nine areas, seen from our trucks
What we actually observe, street by street. The buildings tell the pest story better than a national statistic.
Le Plateau-Mont-Royal
The reign of the century-old triplex. Original framing, exterior stairs and alley sheds give carpenter ants an ideal soft, damp wood. We mostly work on rim joists and window sills, where rain has been seeping in for a century.
Rosemont–La Petite-Patrie
Green alleys and community gardens, wonderful for biodiversity, also feed ant colonies and wasp nests. The 1930s brick duplexes let mice in through the cracked concrete risers onto the yard.
Ahuntsic-Cartierville
Along the Rivière des Prairies, post-war bungalows face double pressure: wood mice digging up the lawn in the fall and mice taking advantage of cold crawl spaces. The wooded banks also bring wasps and, increasingly, ticks.
Villeray–St-Michel–Parc-Ex
One of the highest rental densities on the island. Shared walls and common ducts turn a cockroach or bed bug infestation into a whole-building problem. Treatment only makes sense at the scale of the building, never a single unit.
Côte-des-Neiges–NDG
The island’s sharpest contrast: apartment towers on the CDN side, affluent cottages and tree-lined alleys on the NDG side. The former concentrate bed bugs and mice; the latter, carpenter ants in the sunrooms and raccoons under the porches.
Mercier–Hochelaga-Maisonneuve
Former industrial sites in the east and tight working-class plexes give rats prime ground: nearby sewers, wooden sheds and vacant lots under redevelopment. Construction sites regularly dislodge colonies that fall back into neighbouring homes.
LaSalle & Verdun
Hugging the river and the rapids, these areas combine the humidity that attracts carpenter ants with old stone foundations through which mice enter. On Île-des-Sœurs, the newer towers add their share of earwigs and wasps on the facades.
Outremont & Westmount
Prestigious built heritage, period woodwork and century-old trees pressed against the roofs: the perfect setting for carpenter ants and raccoons. We favour discreet interventions that leave the original finishes undamaged, often irreplaceable.
Ville-Marie
Old Montréal restaurants, residential towers and commercial basements linked to the RÉSO: cockroaches and rats are at home there all year. Proximity to restaurants calls for integrated management, with sealing of entry points and monthly follow-up.
Montréal exterminator services, pest by pest
Each pest, its own method. The button leads to the full priced service; the discreet link, to the identification sheet if you are still unsure about the species.
Carpenter ants
They sculpt the wood of your framing. We locate the main nest and treat the entire colony with a delayed-action bait, never a simple repellent.
Mice
Scratching at night, droppings along the baseboards. We seal the entry points and set up a safe baiting device, out of reach of children.
Cockroaches
Pepper-like droppings and odour in apartment buildings. We treat with gel and coordinate the intervention across the whole building to break the cycle.
Rats
Holes in the foundation, grease marks along the walls. Common near the sewers and construction sites of the centre and the east. Strategic sealing and baiting.
Bed bugs
Bites in a line on waking, stains on the sheets. Peak around July 1st. Targeted treatment depending on the unit, with a control follow-up.
Wasps
Nest under an eave, coming and going at the roof edge. We remove the nest in protective equipment, the same day when access allows. No product left within reach.

Our interventions comply with provincial and municipal regulations. Check for yourself with the competent authorities.
